THINGS TO KNOW ABOUT ARCHITECTURAL CHANGES
The Deed Restrictions state that any exterior changes to the home must first receive approval from the Architectural Control Committee. This includes, but is not limited to, items such as adding a room to the home, changing the type of the original fence, adding a driveway, a carport and/or building a swimming pool. TABLE: A summary of the Sharpstown Subdivision(s) architectural standards is presented in table form on the following page.
GENERAL GUIDELINES
- Frame construction must receive 2 coats of paint
- Construction materials may not be stored on property until construction is ready to begin
- Refuse materials must be removed immediately after construction
- Building materials are NOT collected by the city
CITY PERMIT NEEDED FOR:
- Ties directly into house
- Foundation Work
- Structural work
- Add in-ground pool
- Plumbing work
- Electrical work
- Add front porch
- Add driveway
- Garage Conversion
- Concrete Porch
- Carport
CITY PERMITS
- Permits can be obtained from Planning and Development Dept at 3300 Main or online at City of Houston EServices
- You must sign an affidavit stating you are in compliance with deed restrictions – false statements made on application can result in up to $400 fine, a year in jail and revocation of permit
AERIAL LINES/SATELLITE DISHES (Not prohibited)
- Must be behind the front building line of the lot, & may not be placed above the top of the roof Line
- ACC approval NOT required to install
DRIVEWAY CONSTRUCTION
- Need ACC approval
- Need City permit for construction and curb cuts
- Generally no wider than existing garage.
FENCES
- No height restriction – but recommended no higher than 8’
- Materials may be wood, chain link, wrought iron. This depends on the specific SCA section – consult individual Deed restrictions.
GARAGE CONVERSION
- Garage may be converted to living space if it is attached to the main residence
- Garage may NOT be used for living space if detached (creates a possible business or multi-family situation)
OUTBUILDINGS
- Required for all outbuildings
- Submit plans including location on property – MUST comply with setback requirements
- Submit specifications including materials and finish list
- Submit proposed use
OUTBUILDING CONSTRUCTION
- Setbacks: no nearer than 70’ to the front property line, 5’ from side property line, easement line at rear of property
- Outbuildings may not be used as a residence or commercial purposes
RECREATIONAL EQUIPMENT
ACC approval is NOT required for:
- Jungle Gyms/Play sets/Swing sets
- Basketball Goals (however, no portable ones in street, blocking sidewalk, etc)
- Porch Swings
SWIMMING POOLS
- Above Ground Pools – ACC approval and city permits NOT required
- In Ground Pools – ACC approval AND city permit required
